Building Homes for Generations

The work is residential and investment property in Singapore, with a bias toward the transactions where general advice runs out: upgrading with a CPF accrued interest problem, inherited property that has to pass through probate before it can be sold, a trust purchase for a child, a foreign buyer working out what 60% ABSD does to the plan, a landlord deciding whether the yield still justifies the position.
What runs underneath all of them is the same: get the rules right, get the arithmetic right, and only then form a view. Most property advice in Singapore is built backwards — someone decides what they want to buy, then goes looking for a number that supports it. The agent supplies the number, the bank supplies a pre-approval that turns out to be indicative, and the shortfall shows up two weeks before completion.
Four commitments, and what they cost
01The working is shown, or the number does not go on the page
Every rate published here names the authority that issued it and the date it took effect. Where a figure circulates widely in the industry but could not be traced to a primary source, it is marked as unverified rather than repeated. Several are — including a couple that appear on most agent websites.
02The advice includes “do nothing” when that is the answer
Decoupling is sold as a default and is frequently the wrong move once the Buyer’s Stamp Duty on the transferred share, the CPF refund with accrued interest, and refinancing are priced in. An adviser paid on transactions who never advises against one is not advising.
03Compliance is not paperwork, it is the client’s protection
The due diligence a salesperson is required to perform — identity, beneficial ownership, source of funds where the risk warrants it — exists because Singapore property has been used to launder money. The requests are explained rather than sprung, and the reasoning is published in the Knowledge Hub.
04Testimonials and track records get published when they can be evidenced
CEA requires them to be genuine and substantiable. This site currently publishes neither, because doing it properly takes signed consent and documented transactions, and doing it improperly is a disciplinary matter. It is a slower way to build a website and a better way to build a practice.

No testimonials here yet — and that is on purpose
CEA requires every testimonial and every performance claim on a salesperson’s advertising to be genuine, attributable and substantiable. Plenty of agent websites carry composite quotes and round-number track records that would not survive being asked for evidence. This one will publish case studies when there are transactions documented well enough to withstand that question, and clients who have consented in writing to their story being told.
Until then, the work is visible in a different form: the Knowledge Hub sets out the actual rules, with the arithmetic shown and every figure attributed to the authority that issued it. That is checkable today.
