8 thresholds
New launches by walking distance
Not “near an MRT” — inside a stated number of metres of one, measured and printed. Each page below lists every development that clears the threshold, grouped by whichever station, school, mall or interchange is closest to it.
Distance to a MRT station
Browse them individually500 m · roughly 6 min at best
Within 500 m of an MRT station
The genuinely short walk. At this distance the station is part of the building’s daily life rather than a decision, and it is the threshold that holds its premium best on resale because it cannot be replicated by anything built later.

1000 m · roughly 13 min at best
Within 1 km of an MRT station
A walk you would still do in the morning, and one you would think about in the afternoon. This is the widest distance at which a station meaningfully affects a Singapore address; past it, the honest description is a bus ride.

Distance to a primary school
Browse them individually1000 m · roughly 13 min at best
Within 1 km of a primary school
The inner MOE registration band. Inside 1 km a child is balloted ahead of those in the 1–2 km band in an oversubscribed phase — not admitted, balloted ahead. It is a priority tier, not a place.

2000 m · roughly 25 min at best
Within 2 km of a primary school
The outer registration band — the widest distance that carries any priority at all. Beyond 2 km, distance stops helping.

Distance to a shopping mall
Browse them individually500 m · roughly 6 min at best
Within 500 m of a shopping mall
In a Singapore suburb the mall is the town centre — supermarket, food court, clinic, bank and tuition centre in one air-conditioned building. At 500 m it is the ground floor of your life, which is worth more day to day than most of what a floor plan can offer.

1000 m · roughly 13 min at best
Within 1 km of a shopping mall
Close enough to walk for groceries, far enough that the mall is somewhere you go rather than somewhere you live above. For most households this is the better trade.

Distance to a bus interchange
Browse them individually500 m · roughly 6 min at best
Within 500 m of a bus interchange
The amenity nobody advertises and households without a car care about most. An interchange is the difference between one bus and two, and between a school run that works and one that does not.

1000 m · roughly 13 min at best
Within 1 km of a bus interchange
Still inside the catchment where the interchange shapes the commute, and a much wider set of addresses than the 500 m band. For anyone commuting to somewhere the rail network does not go directly, this matters more than distance to a station.

Why there is no 500 m page for each individual station
Because it would be the same page twice. A “within 500 m of Lentor” page is a strict subset of the Lentor station page — same developments, same distances, one list shorter — and the station page already prints every distance, so a reader loses nothing by its absence. Publishing both directions would add roughly 130 URLs and no answers, which is the pattern search engines correctly treat as filler.
These pages run the other way: one per threshold, across every amenity on the island. “Show me everything I could live in and still walk to a train in six minutes” is a real constraint, and it is not answerable from any single station page.
And why the minutes are a floor
Every distance here is straight-line, computed on SLA’s SVY21 grid from each development’s own coordinate. That is the correct measure for MOE’s registration bands, which are defined that way — and it is emphatically not how far you would walk. Real Singapore walking routes go around canals, expressways and fenced estates. Treat every minute figure on this site as the best case and walk it once, at the hour you would actually be walking it.
