In a Singapore suburb the mall is the town centre — supermarket, food court, clinic, bank and tuition centre in one air-conditioned building. At 500 m it is the ground floor of your life, which is worth more day to day than most of what a floor plan can offer.

It cuts both ways, and which way depends on the stack. A unit facing a mall’s loading bay or carpark ramp gets the convenience and the noise; a unit on the other side of the same development gets only the convenience.

Distances are straight-line on SLA’s SVY21 grid, computed from each development’s own site coordinate. The walking minutes are derived from those straight lines at roughly 80 m a minute, which makes them a floor and not an estimate — the real walk is always longer, and in Singapore it is regularly a canal, an expressway or a fenced estate longer.
