A station page answers “what is near Lentor”. It cannot answer “what is along the TEL”, which is the question people actually ask — because the line is the commute and the station is only where you get on. Each development below appears once, under its nearest station on that line.

Thomson–East Coast Line
The newest line, and the one that has repriced the most postcodes. Woodlands to the East Coast by way of Upper Thomson, Orchard, Marina Bay and Katong. Where its stations have already opened, the premium is in the price — the opportunity is on the stretches that have not.

Circle Line
An orbital rather than a radial. It rarely takes you into town directly, and that is the point — it connects the other lines to each other, so a Circle Line address usually trades a direct CBD run for one interchange and a much wider set of destinations.

Downtown Line
Bukit Panjang to Expo, the longest driverless line on the island. It threads the Bukit Timah corridor, the CBD and the eastern fringe, and it is the line that made Hillview and Beauty World reachable without a car.

North South Line
The original line, and still the one that carries the most people into the centre from the north. Jurong East to Marina South Pier by way of Woodlands, Yishun, Ang Mo Kio, Bishan and Orchard — which is why the commute from the far north is close to an hour at peak, and why the discount on a northern address is real rather than notional.

East West Line
Pasir Ris to Tuas Link, with the Changi Airport branch. It runs the length of the island through the CBD, so an East West address is the one least likely to need an interchange — and the one most exposed to a single line’s reliability.

North East Line
HarbourFront to Punggol, entirely underground and entirely driverless. Sixteen stations covering the north-east corridor that had no rail at all until 2003, and the reason Sengkang and Punggol are towns rather than plans.

The lines that are not here
The Jurong Region Line and the Cross Island Line are still opening in stages, and the register carries fewer than 3 developments within a kilometre of the stations that exist today. A page for either would be a development page with extra steps, so neither has one yet. Both will publish automatically once there is enough to list.
A caution that applies to all of them: a station that has not opened prices differently from one that has. Where a development is marketed on a future line, the risk being taken is the line’s completion date, not the distance — and completion dates for rail move.
