What actually decides a purchase in District 11
The school concentration is the buying case and the pricing risk in one. Several projects here sit inside the 1km band of an oversubscribed school, and that premium is already in the price — the 30-month occupation requirement that comes with a Phase 2C place bought through proximity is a real constraint on when you can sell.
A district page is a description of a place, and no description knows your quantum ceiling, whether ABSD is in play, or how long you intend to hold.
