District 12Balestier, Toa Payoh, Serangoon
Balestier, Toa Payoh and Boon Keng. Mature, central, and priced well below the districts it borders — the classic case of an address paying for its postcode rather than its commute.

Compiled from published sources and dated on each project’s own page. Prices appear only where a developer or a launch report published one; everything else reads as price on application, which is the truth rather than a portal listing range.

Primary schools in District 12
Every MOE primary school whose postal code falls inside sectors 31, 32, 33 — 6 of them. Being in the district is not the same as being inside a registration band: MOE measures 1 km and 2 km as a straight line from the school to the home, so the school across the district boundary is often the closer one. Where a school has developments inside 2 km, its own page lists them with the distance.

Stations serving District 12
A station is listed here when it is within 1000 m of a school or a development inside the district — a walking-radius claim, measured, rather than a boundary drawn to make the list longer. Stations carry no postal code, so no exact in-district assignment exists; this is the honest substitute. The distance shown is to the nearest of those points.

Shopping serving District 12
Malls within 1000 m of a school or a development inside the district — the same walk-radius measure used for the stations above, and deliberately not a postal-sector assignment. A mall has a postal code and could be filed by district exactly; the mall a resident actually uses is the nearest one, not the one that happens to share their first two digits.

What actually decides a purchase in District 12
Balestier carries a large stock of small-format and shoebox units built in the 2010s, which rent easily and resell slowly. If the exit matters more than the yield, the larger formats in Toa Payoh proper have the deeper resale pool.
A district page is a description of a place, and no description knows your quantum ceiling, whether ABSD is in play, or how long you intend to hold. Those three answers usually eliminate most of the list above before a single viewing is booked. Run the numbers first — the stress test and stamp duty calculators are on this site and nothing is sent anywhere — then send the constraints.
