A bank loan for a first housing loan is capped at 75% loan-to-value, with at least 5% of the purchase price paid in cash.

Where this goes wrong
Treating 75% LTV as an entitlement. It is a ceiling — the actual quantum is the lower of the LTV cap and what TDSR will fund.
